What these actually mean

Roof — replacement cost or actual cash value

Replacement cost generally pays the covered cost to replace a damaged roof without deducting for age, subject to policy terms and your deductible. Actual cash value deducts depreciation for age and condition. Some policies use a schedule that pays a percentage based on roof age and material. More on roof settlement.

Wind and hail deductible

Do not look only at the percentage. Two percent on a home insured for $400,000 is an $8,000 deductible. Always convert it to dollars before comparing. More on percentage deductibles.

Dwelling limit and extended replacement cost

The limit should reflect estimated reconstruction cost, not market value or your mortgage balance. Extended replacement cost adds a cushion above the limit when rebuilding costs spike — which is what happens after a regional storm. More on setting the limit.

Water and sewer backup

Water backing up through a sewer, drain or sump system is excluded on a standard policy unless you carry the endorsement. Check both whether you have it and whether the limit would cover a finished lower level. More on water damage.

Contents — replacement cost or actual cash value

Replacement cost reimburses what it costs to replace belongings; actual cash value subtracts depreciation. Most replacement cost policies pay actual cash value first and release the balance after you replace and document. More on contents.

Liability

Covers claims where you are legally responsible for injury or property damage, and pays your defense. Higher limits and an umbrella policy matter when you have assets or added exposures. More on liability limits.

Before you take the cheapest policy

Ask one more question: what am I giving up to save the money? A lower premium can be a good deal, but only once you know how the deductibles, roof settlement, rebuilding protection and backup limits differ.
