How your roof is settled. Replacement cost pays to replace it; actual cash value deducts for age; some policies use a schedule tied to roof age and material. On a fifteen-year-old roof that difference runs into five figures.
Your wind and hail deductible. Often a percentage of the dwelling limit rather than a flat amount. Two percent on a $300,000 home is $6,000 before the policy pays anything.
